Common questions

Why not just use my agent's CMA?
Use both. A CMA is your agent's pricing strategy. An appraisal is an independent value built the same way the buyer's appraiser will build theirs. If the two disagree, that is worth knowing before you list, not after a buyer's appraisal comes in low.
Can the buyer's lender use my appraisal?
No. Lenders have to order their own appraisal through their own process. But your report shows you, your agent and the buyer's agent which sales support the price, and that is often what keeps a deal together.
I already have an offer. Is it too late?
No. This is one of the best times. If the offer is above what the comps support, you will know whether to expect an appraisal gap and can negotiate for it now.
